What is the Strata Roll?
The strata roll is created at the time of registration of the strata plan by the original owner. It must be maintained by the owners’ corporation. The roll must be kept by either computer or book form and must contain one page for every lot, including the utility lots and also one or more pages for the common property. There must be a record for each lot that contains the owner’s name and an Australian address for serving notices.
Information contained in the Strata roll includes the strata plan number and the address of the building, the name of the managing agent, total unit entitlements for the scheme and each lot, insurance details and by-laws for the scheme.
